HLZAE provides reviews of interior and exterior alterations to co-ops, condominiums, landlords and commercial buildings when an owner, shareholder or tenant wants to renovate their space. Our priority is to preserve the integrity of the building by holding design consultants to a higher standard, ensuring the future lifespan of the building. The purpose of the review is to provide comments based on the documentation provided for the proposed scope of work by the unit owner’s consultants on how the proposed work may negatively impact the existing building structure and building systems. HLZAE ensures that the work proposed complies with the regulations of the Alteration Agreements, the requirements of the DOB and LPC, and any other governing agencies.
HLZAE is a multi-disciplinary company that has extensive experience in architectural, structural, mechanical, electrical, plumbing, exterior and window replacement/renovations. This breadth of our experience allows us to provide a comprehensive review in order to avoid any future issues. We require specific documentation for all aspects of the project to ensure an accurate analysis. Throughout this process, HLZAE does our best to assign the same reviewer to aid in consistency and familiarity with the building as well as complete each round of reviews within seven business days.
With years of experience in performing alteration reviews, HLZAE proposes solutions which are in the best interest of the building. During the Alteration Review process, HLZAE does their due diligence to catch potential problems before they happen. The Board and Building set the rules, we enforce the rules, and the shareholder must comply with the rules.
