Project Overview

Carnegie Tower, a post-war luxury high-rise on the Upper East Side, was erected in 1973 as a mixed-use building. It houses a public school on its lowest floors with a separate entrance on 88th street. The residential tower is situated on a five-story plinth that spans from 87th street to
88th street. In 2019, the building’s Board of Directors decided to replace the building’s 30-year old windows.

In order to have a smooth rollout and achieve the project’s goal, it was critical that all shareholders participate in and ideally champion the project. For this reason, the Board turned to HLZAE to facilitate shareholder participation. HLZAE held several Townhall meetings to answer questions and address any concerns as well as circulate frequent informational & project update memos to residents. We committed to a “1-Day Installation Process” for typical units. This placed an even greater emphasis on taking a systematic approach to planning and scheduling before
installation commenced and then meticulously monitoring all facets of the schedule throughout
the process.

Over 1,400 windows were replaced in less than a year, meeting the timeline and budget, and passed HLZAE’s thorough post-installation inspections.
