Howard L. Zimmerman Architects, P.C. was retained by 322 Realty Corp. to provide architectural/engineering services for an extensive façade restoration project for this 16-story Landmark property. 322 Central Park West is a luxury 48-unit pre-war residential property located on Manhattan's Upper West Side overlooking Central Park.
Scope of Work:
Façade Restoration included brick re-pointing and replacement
Replication and replacement of decorative terracotta with architectural pre-cast concrete to match original
Limestone cleaning and restoration of the building base
Flashing, waterproofing and restoration of structural steel
Structural pinning of a façade that was previously installed without proper masonry anchorage
An attempt to salvage and reincorporate terracotta stones failed when during demolition the stones fell apart. The stones were reassembled for fabrication of molds from which architectural precast replacements were made. 90 different molds were needed to replicate the original decorative terracotta ornaments throughout the building.
